Hello I’m David and I originally obtained my Florida Real Estate license in 1975, but economic times combined with 14% interest rates ultimately led to a change in my career path. Now at this stage of my professional life I am fortunate to go back to my original career choice. Simply put, I love working in Real Estate. I do not consider myself a “sales person” as I don’t wish to sell anything. I love to be involved in problem solving. If you have a problem, need or situation that involves Real Estate then I would like to meet with you to investigate all your available options. My job as a Real Estate professional is not just to locate properties for my buyers, put signs in yards for my sellers and fill out the barrage of paperwork that goes with the territory. My real job is providing my clients with the information they need to compete in our difficult marketplace and then getting them to the closing table. Tensions and apprehensions are always present in real estate transactions and justifiably so. Buying or selling real estate can be very personal. For most sellers the home that has provided their family with shelter for so many years is full of memories that will last long after the sale. The place where they raised their children and worked for hours in the garden can be difficult to let go. On the other side of the transaction buyers are looking for a new home to build future memories and finding that perfect place requires patience and understanding. My responsibility is to understand the personal nature of real estate while being the voice of reason and finding solutions to the problems that arise in every transaction. So many real estate opportunities are lost due to misunderstanding and/or misguided emotions. I approach every transaction with the mindset that both parties have good intentions and from there I seek to find a win-win situation for everyone. This is where competent Real Estate professionals truly earn their pay, but just getting to the closing table with a happy client is the ultimate reward in itself. Variety is a driving force in my real estate career, so I choose to split my time between different types of clients with different needs. I currently dedicate 60% of my time to working with Investors who buy and sell residential income properties. I cannot recall a better time in history for investing in this type of real estate and assisting my clients in finding these exceptional opportunities is a rewarding experience. My dedication and patience are critical to my client’s success especially when presented with the challenges of short sales and bank-owned property. The remaining 40% of my time is reserved for assisting clients in buying and selling their primary residences and I welcome the opportunity to help homeowners facing foreclosure. I limit myself to a small number of these clients at any given time so I can focus on their needs and successfully lead them to the closing table. My previous professional career was principally in Hospital Administration spanning several different health care organizations. Trust me when I say I can work with the faint of heart and can bring life back into to a dead deal. Sure, I like to have fun and I enjoy working with my clients, but I take solving your problems as serious as a heart attack. |
